We started Freehold Collective because we kept having the same conversation with clients. The Singapore market doesn't need more listings. It needs someone willing to say what they actually think.
Our Approach
We're not here to sell you a unit. We're here to help you make the right call.
Most property advice in Singapore is shaped by what's available in the developer's portfolio or which project pays the highest commission that month. We work differently.
Our view on any property is formed by the fundamentals: land tenure, plot ratio, price per square foot against comparable freehold transactions, and what the exit looks like in 10 or 15 years.
If a freehold doesn't make sense at the current ask, we'll say so. If a 99-year leasehold in the right location beats the alternatives, we'll say that too.

Cleris Teo
Cleris works primarily with upgraders and first-time private buyers — clients who are making one of the biggest financial decisions of their lives and need to get it right.
Her focus is on financing strategy, entry timing, and helping clients understand not just what they can afford, but what they should buy given their longer-term goals.
She is dedicated to providing an exceptional real estate experience with honesty, transparency, and ethical service — arming clients with the knowledge and tools to make confident decisions in a dynamic market.

Just Jude
Jude leads on market research and development analysis — the person behind most of what lands on the Watchlist. With 13 years in customer service before real estate, he brings a client-first mindset to everything he does.
He specialises in private properties including condos, resale private homes, and new launches — helping buyers and sellers make clear, confident property decisions without pressure, jargon, or hard-selling.
Jude's social media and hosting background means he can present properties clearly, confidently, and engagingly — making the process feel human.
What We Stand For

We will tell you when we think a price is stretched, even if it means losing the deal. Our long-term track record matters more than any individual transaction.
Research before recommendation
Every development on our Watchlist has been reviewed against transaction data, comparable freehold projects, and the land fundamentals. We don't recommend on gut feel.
