District 15 Freehold: Still the Gold Standard?

District 15 — the East Coast corridor stretching from Katong to Siglap and Marine Parade — has long been Singapore's freehold heartland. Families want to be here. Expats rent here. Freehold land is concentrated here in a way it isn't in most other districts. But the premium has grown. Is it still justified?
Why D15 freehold has always commanded a premium
The structural case is simple: there is a finite supply of freehold land in District 15, and demand has been consistently strong for decades. The lifestyle infrastructure — schools, food, beach proximity, good connectivity — has only improved.
Freehold condos in Marine Parade and Katong have historically transacted at $1,800–2,500 psf depending on age and condition. New launches have pushed past $2,800 psf in recent years.
What's changed
The gap between D15 freehold and well-located leasehold alternatives has narrowed. New 99-year launches like Emerald of Katong transacted at $2,300–2,500 psf — not far behind freehold resale in the same area.
When the leasehold is priced that aggressively, the freehold premium for older resale stock becomes harder to defend. You're sometimes paying $200–400 psf more for tenure on a 30–40 year old building with higher maintenance costs.
Where the value still sits
Freehold condos in D15 that are 15–25 years old, well-maintained, and sitting on large land plots still represent the strongest long-term hold in the area. They carry en-bloc potential, genuine scarcity value, and a buyer pool that won't thin out.
The plays to avoid: new boutique freehold launches asking $2,800–3,200 psf on small land plots with limited redevelopment potential. You're paying for the address more than the asset.
The bottom line
D15 freehold is still among the best long-term holds in Singapore — but not at any price. The selection within the district matters as much as the district itself.
